Rob Halliwell operates RightSizing123.ca and provides real estate services through Royal LePage - Wolstencroft (Shewan Real Estate Ltd.), also presented on this site as Royal LePage Wolstencroft Realty. This policy covers personal information handled in connection with this website and related inquiries. Brokerage transaction records are also subject to the brokerage’s applicable privacy policies and legal obligations.

Rob is your first contact for questions about this website or information you have supplied to him. Contact the Maple Ridge office for the brokerage’s privacy policy and designated privacy officer. These contacts do not limit your right to contact a privacy regulator.

British Columbia’s Personal Information Protection Act (PIPA) applies to private-sector personal information within its scope. Other privacy laws, including federal law where applicable, may also govern particular activities.

Browsing and the Start Here guide

You can read this website and download its public resources without creating an account or submitting a contact form. RightSizing123.ca currently has no account registration, newsletter signup, payment function or live listing-alert service.

The Start Here guide uses your choices within the current browser page to display a planning prompt. The website application does not send those choices to Rob or save them in a database, cookie or browser storage. Its result is not a professional assessment.

The website is delivered through Sites and Cloudflare infrastructure. Delivering and protecting a website involves processing technical request information, which can include an IP address, browser or device information, requested pages, and request times. The absence of a contact form does not mean that no technical information is processed.

No advertising pixels or visitor-analytics scripts are configured in the website application. Hosting or security services may process operational information independently of those features. Browser settings can control cookies and local storage, but do not prevent the technical requests needed to open a website.

Information you choose to provide

If you call or email, the information can include your name, contact details, message, housing interests, timing and related correspondence or notes. If you later share a completed questionnaire or planning document, it can contain more detailed personal information.

Use only the information needed for your request. Before sending identification, financial records, health information, access codes or other sensitive documents, contact Rob to arrange an appropriate method. Ordinary email is not a secure document portal. Do not provide another person’s information unless you have appropriate authority or consent.

Downloading a blank PDF does not send completed answers to Rob. If you save, share or synchronize a completed PDF through your own device or cloud service, that service’s settings also matter. Arrange how to return any completed document directly with Rob.

Purposes and consent

Information supplied for an inquiry is used to respond, discuss the requested information or service, arrange agreed follow-up and maintain appropriate service records. Additional information needed for a real estate engagement is explained in the relevant disclosures and service process.

Collection, use and disclosure must have a reasonable purpose and the required consent, unless the law permits or requires otherwise. Depending on the circumstances, consent may be express or implied by a request made for an obvious purpose. Sensitive information and unexpected uses require particular care. A new purpose will be explained and additional consent obtained where required.

Browsing, downloading a resource or making an inquiry is not blanket consent to unrelated marketing. Marketing emails or texts require a valid consent basis or applicable legal exception. Where required, messages identify the sender and include a working unsubscribe method. You may also ask Rob to stop marketing messages; unsubscribe requests are actioned without delay and no later than 10 business days.

Downsizing123.ca and BoldTrail inquiries

Property Search takes you to the separate Downsizing123.ca website. Its listing searches, registrations, tracking and consent choices are governed by that service’s privacy policy and terms of use.

Rob can receive registration or inquiry details from Downsizing123.ca through BoldTrail and/or email to respond to you. The sites are technically separate, but an inquiry on the property-search service can therefore reach the same real estate professional. RightSizing123.ca itself does not operate the listing-search database or a live listing feed.

Sharing and service providers

Information may need to be handled by authorized brokerage personnel and service providers supporting the requested service, communications, hosting or records. Relevant services include the website’s hosting infrastructure and, for Downsizing inquiries, BoldTrail and email services. Sharing must be limited to an appropriate purpose and lawful authority. Contact Rob before asking him to share information with a family member, organizer or other professional.

Personal information is not made public simply because you contact Rob. This policy does not grant permission to sell your information, publish your correspondence or use it for unrelated third-party marketing. Disclosure may also be required or permitted by law, including for a valid legal demand.

Service providers may process information outside British Columbia or Canada, where local laws and lawful access requirements can apply. Contact Rob or the brokerage for details about providers and safeguards relevant to your records. Using a provider does not remove responsibility for information under the organization’s control.

Protection and retention

Our policy is to protect personal information with reasonable safeguards appropriate to its sensitivity and the risks, restrict access to authorized purposes, and use appropriate methods for transfer and secure disposal. No website, email system or storage method can guarantee absolute security. Tell Rob promptly if you believe information connected with this service has been misdirected or exposed.

Records are kept for the purposes for which they are needed and applicable legal or business retention requirements. Our policy is to securely destroy or anonymize information when retention no longer serves the original purpose and is no longer necessary for legal or business purposes. Under BC PIPA, information used to make a decision directly affecting an individual must be kept for at least one year after that use to allow a reasonable opportunity for access. Transaction, inquiry and technical records can have different retention needs; ask the brokerage about the schedule applicable to your information. A withdrawal or deletion request does not override a lawful retention obligation.

Your choices and requests

You may request access to your personal information and correction of errors, subject to applicable legal exceptions. Send a written request to Rob or the brokerage describing the information and relevant dates. Reasonable identity or authority verification may be needed; do not email identity documents unless an appropriate method has been arranged.

For requests governed by BC PIPA, the usual response period is 30 business days, subject to permitted extensions. If an extension, fee or refusal applies, the relevant explanation and required notice will be provided. See the BC privacy commissioner’s guidance on requesting records.

You may withdraw consent on reasonable notice, subject to the exceptions allowed by applicable privacy law. Under BC PIPA, withdrawal cannot frustrate a legal obligation; particular credit-reporting exceptions also apply. Contact Rob to explain what you want to stop. The consequences, including whether a requested service can still be provided, will be explained. Collection, use and disclosure based on that consent will stop unless the law permits them without consent; lawful retention requirements continue to apply. You can ask about deletion, but some information may need to be retained by law.

Describe the concern and the resolution you are seeking without sending unnecessary sensitive information. Rob will receive website privacy concerns, review the relevant information with the responsible personnel as appropriate, and communicate a response and any proposed corrective steps.

You may contact the Office of the Information and Privacy Commissioner for British Columbia for guidance or an unresolved PIPA concern. Where federal privacy law applies, the Office of the Privacy Commissioner of Canada provides guidance and complaint processes.

Changes to this policy

This policy will be updated when relevant practices change. A revision does not retroactively create consent for a new use. New forms, analytics or marketing features must have appropriate notices and choices when introduced. The effective date above identifies this version.
